33、#、2-2#、3#、5#、6#、7#、8#、9#楼十栋楼，为群体单元式小高层住宅建筑，总建筑面积为91653.18平方米，7#楼为18层短肢剪力墙结构，8#、9#楼均为17层短肢墙结构住宅。1.2建筑概况1.2.1该工程1#9#楼的屋面防水等级均为II级，上人屋面与不上人屋面防水层均采用二层3厚复合胎SBS改性沥青防水卷材。1.2.2本工程屋面及墙身均采用节能保温措施，屋面保温层主要采用40厚挤塑聚苯板保温板，墙身保温采用外墙外保温做法，保温层选用30厚挤塑聚苯板保温板（饰面层为面砖）和50厚聚苯板保温层（饰面层为涂料）。1.2.5 本工程5#9#楼外墙装饰采用涂料， 1#3#楼外墙装饰采用面

37、外用MU10黄河淤泥砖，M7.5水泥砂浆砌筑，0.000以上填充墙均采用A3.5加气砼块，M5混合砂浆砌筑。1.4地基及地质概况本工程地基基础设计等级为乙级，建筑场地类别为II类，1-1#、2-1#、3#、5#、6#、7#、8#、9#楼基础形式为筏板基础，其中3#、1-1#、2-1#楼基础埋深约为3.0M ，2-1#、2-2#楼及各附楼基础为独立基础，基础埋深约为1.0M。5#、6#、8#、9#楼基础埋深约为4.5m，7#楼基础埋深约为5.5m，各楼基础埋深范围内土层依次为：（1） 粉土层：深褐黄，黄褐，稍湿，中密，粘粒含量高，局部夹薄层粉质粘土，无光泽反应，干强度低，韧性低。（2） 粉砂：褐

38、黄，稍湿，松散稍密，砂质不纯，含蜗牛壳碎片。（3） 粉土：褐黄，稍湿，中密，含粒径0.5CM的姜石颗粒，无光泽反应，干强度低，韧性低。（4） 粉土，浅褐黄，褐黄，稍湿，中密，含钙质网纹，无光泽反应，干强度低，韧性低。2-1#、2-2#楼基础埋深范围内土层主要为第一层粉土层。1.5 安装工程概况本工程中安装工程包括电气系统、生活给排水系统、消防给水系统、暖通空调系统。1.6气象条件该工程地处郑州地区，该地区年平均气温为14.2，夏季气温极端最高温度43，年极端最低温度-17.9。汛期在六、七、八三个月内，年平均降雨量640.9MM，24小时降雨量多年平均值为90mm，百年一遇24小时降雨量为24

39、5mm，每年7、8、9三个月降雨量是全年降雨量的55%。冬季一般为十一月至次年的二月，冻结期出现在十二月和元月，最大积雪深度230mm，最大冻土深度为180MM，地面下100mm冻结平均为55天。全年主导风向东北风，夏季主导风向为偏南风。基本风压0.35KPA,最大雪压0.25KN/m2。1.7现场施工环境 中联创佛岗橄榄城工程位于郑州市南三环与冯庄路交叉口东北角处，距离闹市区较远，周围多为综合性批发市场，居住区不多，故具备夜间施工条件。南三环为郑州市环城快速路，材料运输车辆不受通行限制，故交通便利。但施工场地周围土地多为佛岗村土地，容易与村民发生纠纷，故施工前应做好与村民的协调工作，确保在施

40、工过程中不发生村民干扰事件。另施工场地东部有一条宽约2M的雨水排水沟渠，距离3#楼、5#楼东山墙约3M，对3#、5#楼的基坑开挖可能会造成影响。第二章 工程目标及工程特点2.1 工程目标2.1.1工程质量目标：确保“全部结构中州杯、9#楼获中州杯”。2.1.2工期目标：根据合同要求并结合工程情况以及我公司人、材、机械设备的实际情况、类似工程的施工经验，我公司将中联创佛岗橄榄城工程工期确定为450日历天。2.1.3 安全施工目标：按照建筑施工安全检查标准（JGJ59-99）保证项目达标，杜绝死亡、杜绝重伤事故，轻伤频率控制在3以下。2.1.4文明施工目标；按照建筑施工安全检查标准（JGJ59-9

41、9）中的文明施工检查评分表逐项检查，减少施工噪音和环境污染，创市级“文明工地”。2.1.5 服务及保修目标：2.1.5.1建设项目满足业主和其它相关方设计要求的能力。2.1.5.2服从业主的统筹调度。2.1.5.3服从监理工程师的正确指导，全力支持监理单位的监理工作。2.1.5.5按照建设部第80号令房屋建筑工程质量保修办法，对竣工验收后在合同约定的保修期内出现的质量缺陷，予以修复。工程主体质量终身保修。2.2 工程特点及难点分析2.2.1 本工程工期紧（450日历天，且各节点工期要求严格），任务量大（群体高层（小高层）单元式住宅，共包括2栋6层、3栋11层和4栋17层和1栋18层住宅），质量

42、要求高（全部为省结构中州杯，9#楼为中州杯工程），故本工程的最大难点在于施工组织，如何合理组织劳动力，调动施工机械、设备材料，如何进行施工区段划分、进行施工顺序安排都是影响工程能否顺利实现预定目标的关键。2.2.2本工程中1#、2#、3#楼基础底板厚800 mm、5#、6#、7#、8#、9#楼基础底板厚900mm，已接近大体积混凝土施工的范围，因此必须在施工过程中加强控制，以防混凝土开裂，造成质量隐患。2.2.3 作为民用住宅，渗水、漏水是居民最不愿见到的，也是民用住宅建筑施工中的通病及难点之一，本工程中为确保屋面、卫生间、地下室及墙面不渗不漏，我们将成立专项QC管理小组，专门对该分项实行攻关

43、，确保工程达到管理目标。第三章 施工组织机构3.1 施工组织机构设置 一个工程项目的顺利实施，必须有一个强有力的管理团体作为保障。为保证该工程各项目标的顺利实现，我公司针对该工程成立“中联创佛岗橄榄城工程指挥部”，并选派综合素质好、施工管理经验丰富的项目经理张兴军作为指挥长，徐圣光为项目经理的项目经理部全权负责该工程的施工生产任务。项目部按照“一专多能、一岗多职”的原则，并根据工程项目的规模下设6个职能部门，即工程施工科、技术科、质量安全科、材料设备科、经营核算科、综合办公室，各职能部门按照我公司质量手册的职能范围安排好各项工作。项目组织机构见后附图。3.2 主要管理人员组成 针对本工程特点，
