1、REALTY GARDENSRules and Regulations for Renovation Work1. All Owner and Residents intend to carry out renovation works in their unit must register at the management office and submit a cheque payable to “Savills Property Management Limited” in the amount of HK$20,000 as security deposit for damages
2、which might occur to the common areas and facilities or neighboring residents. The deposit will be refunded upon request without interest upon completion of the decoration works and with no damages done.2. No Owners, Residents or Contractors shall make or permit any disturbing noises, or do, or perm
3、it anything to be done in the building or with the boundaries of the lot which will interfere with the rights, comforts or conveniences of other residents.3. Renovation Work Hours: Monday to Friday 9:00 a.m. to 6:00 p.m. Saturday 9:00 a.m. to 1:00 p.m. Noisy works are absolutely not allowed on Satur
4、days Renovation works including moving in materials and moving out debris are not allowed on Saturday afternoons, Sundays and Public Holidays.4. Please put up the “Approval for Decoration Works“ outside the unit for Security checking.5. No building materials, rubbish, fittings, tools and debris etc
5、will be allowed to be placed or left in the common areas; otherwise, the management company is of the right to employ a cleaning company to remove all of them and deduct the fee from the deposit. The entrance doors of the unit MUST BE CLOSED together with additional door seal during renovation to av
6、oid the noise and dust affecting other units.6. All Owners, Residents and Contractors should take care not to damage lifts, lobbies and public areas during the course of transportation of materials, furniture etc. During the delivery of debris and/or materials, workers should cover the floor by wood
7、en / plastic board in order to prevent damages. Contractors and workers must remove all debris left behind immediately after transportation.7. It is advised to turn off all water valves before leaving the renovating unit, and to ensure that there is no inflammable liquid or other substances that may
8、 cause fire left in the unit.Page 1 of 28. All renovation works must proceed according to the original building plan, Owners and Residents must submit sketch plan for any alteration work which is different from the building plan, especially those may affect the structure and the external appearance
9、of the building. It is the owner liability to check and comply with all the Government Statutory requirement. The approval hereby given does not, in any way, imply the Incorporated Owners, and / or managers endorsement of the specifications upon which the proposal has been based nor guarantee the pe
10、rformance under all conditions of the erection and materials used. The staff from the management office has the right to conduct regular inspection to the renovation flat within the renovation period. 9. Condensing units of split type air conditioners or the associated refrigeration piping and elect
11、rical conduits should not be installed on the external tiles wall of the building (including U shaped tiled walls between the blocks). These installations will only be allowed: (i) in the untiled light wells of kitchen provided they are installed using non-ferrous, stainless steel air-conditioner ra
12、cks or (ii) within balconies and without unsightly piping and conduits along the external tiled walls. For the installation of air-conditioner, supporting frame in the light well, please refer to Appendix (1). Any deviation should be applied together with drawing to the Management Office for prior a
13、pproval.10. With exception to the wall of the light well provided in para.9, no erection or putting up of any temporary or permanent structure or objects affecting the appearance / structure of the building are permitted on the external wall. Erection of scaffolding for the installation of split typ
14、e air conditioner in the light well and for other purposes (such as repairs to or replacement of window, etc.) can be applied to the Management Office together with drawings for the works proposed to be carried out on the external walls. The external wall must be fully reinstated after removal of sc
15、affolding. Two working days in advance notification is required before erection and removal of scaffolding. In case erection of scaffolding is required, please fill in and submit Application for Erection of Scaffoldings. For works instruction, please refer to Appendix (2). A photocopy of Scaffolding
16、 Checking Report-Form 5 should be submitted to the management office prior to the use of the scaffolding.11. All Owners and Residents of the renovation unit should provide valid third party insurance certificate to the Management Office before the commencement of works, and indemnify the Incorporate
17、d Owners and / or management company for any claims for damaged and costs due to the renovation works and their subsequent effects.12. 18、contractor: Date: Date: Page 2 of 2June 2009聯邦花苑裝 修 維 修 工 程 守 則1. 所有計劃在所屬單位進行裝修維修工程之業主或住客,必須向管理處辦理登記及繳付及支付予“第一太平戴維斯物業管理有限公司”之港幣貳萬元支票,作為可能導致公共地方及設施或鄰居住客單位受到損壞之保證金。在有關工程完成後而沒有釀成損壞,此按金將無息發還。2. 任何業主、住客或承建商均不得在該大廈或該地段範圍內發出或容許產生滋擾噪音或進行,或容許進行可能干涉其他住客權利、舒適或便利感的任何事情。3. 裝 修 工 程 許 可 時 間 為 : 星期一至星期五上午九時至下午六時 星期
19、六上午九時至下午一時 星期六不准進行任何發出噪音之工作 星期六下午、星期日及公眾假期不准進行任何裝修工程,包括搬運材料及廢料4. 請將裝修許可證貼於單位外,以方便保安查閱。5. 不得將任何建築廢料、垃圾、裝置、工具及廢料等放置或遺留於公共地方。否則,管理處有權僱用清潔公司搬走所有物料,並在裝修按金中扣除有關費用。進行裝修時,必須關上大門及加裝封口,以免聲浪、灰塵影響其他單位。6. 所有業主、住客及承建商在搬運材料、傢俱等物件時,均須小心避免損壞升降機、大堂及公共地方。裝修工人於使用大廈大堂出入廢料或大件材料時,必須自備木板/膠板將地面覆蓋,以防損毀地面表面,並即時清理搬運時所遺留的泥頭及垃圾。
