1、1. 加强对国内外相关中央商务区的研究,结合设立江北新区的战略要求,进一步研究确定中央商务区的定位、规模及特色。SOM反馈:基于南京CBD的分析和类似城市CBD的比较分析,我们可以总结出规划建议的尺度和开发强度是合理的。SOM也进一步优化城市形态和CBD/CSD的规划框架。在滨水区为CBD塑造一个更独特的形象办公和商务开发的规模已调整,使其更能吸引开发商创造多样化的商业廊道优化历史发展廊道,突显其在长江沿岸的独特魅力。,CBD项目与定位 CBD Program & Positioning,1. Provide further research on domestic and internati
2、onal CBD practices, and integrate the strategic requirement for creating Jiangbei New District to further study and confirm the CBD positioning, scale and character. SOM Reply: Based on analysis of Nanjings CBDs and comparison of CBDs with cities with similar types of cities, we concluded that the p
3、roposed size and development intensity are reasonable. SOM also further refined the city form and framework of CBD/CSD. Creating a stronger image for CBD on the river front. Adjusted the size of office and commercial developments to consists of more smaller size developments, making them more attrac
4、tive to developers. Created variety of retail corridors. Refined the historic development corridor to have a stronger presence at the Yangzi Riverfront.,2. 结合城市地形地貌和沿江特点,处理好滨江、滨河及沿路的城市界面;进一步对中轴线及滨水地段的用地功能进行分析,优化用地布局,增强水系、绿地等开敞空间的可达性。SOM反馈:规划将优化两侧水系的界面与建筑体量。有关城市界面研究也将融入城市设计导则的工作中。青龙绿带与居住和医疗社区紧密联系,并提供

Further analyze the land use along the central axis and the riverfront, optimize land use distribution, and enhance the accessibility

Urban edge study will be integrated into urban design guideline.Green dragon is closely linked to residential and medical community and provide a place for recrea

Further identify the strategies for CBDs public transportation development. Further enhance the connection and interaction with subway, tram and other transportation focus pl
9、ans; and further improve the site traffic circulation. SOM Reply: Metro system has been updated to match with regional plan. The bus system has been further clarified with priority access routes and bus terminal locations. The tram route has been modified to serve the northern part of the site. Mult
10、imodal connections have been clarified between bus, metro, tram, pedestrian routes, bicycles, and ferries. 22、制学校,以避免过大的街块尺度,达到更好的服务均衡性。9. 合计四所医学院。其中三所将在5年内落实,包括了护士学校(占地130亩,容积率1.2),和分别占地约150亩的另两所学院。剩余一所学院作为预留,可根据未来市场需要调整为其他功能。SOM反馈:学校尺度过大。规划中已保留额外的用地满足医学院功能。,国际健康服务社区调整 International Healthcare Service Community Refinement,7.
