工程概况1.1、工程简述本工程为北屯振达北辰花园A2住宅楼,建设地点在北屯北一路以西、文明路以南,新建一路以东。总建筑面积4760(不含地下室面积),建筑高度18.39米,±0.000距室外地坪-1.59。砖混结构,地下一层,耐火等级一级;地上六层,耐火等级二级。该工程地下室外墙体为370实心粘土砖砌筑,内承重墙体为240实心粘土砖砌筑,内分隔墙为120厚实心粘土砖;±0.000以上内承重墙均为240厚实心粘土砖墙,外贴100mmEPS聚苯板,阳台及上部女儿墙200厚的陶粒砼砌块,其余女儿墙为实心砖墙。主体结构设计合理使用年限为50年,屋面防水等级为三级,防水材料耐用年限为10年,建筑节能标准为50%;抗震设防烈度为六度。图注尺寸单位:标高为米,其它均为毫米。该工程的计划开工日期是2010年4月25日,计划竣工日期是2011年5月30日,工期日历天数为370天。1.2、建筑设计内容1.2.1、室外工程1、散水:宽为900mm,详新02J01,散-1页,散2。2、台阶:详新02J01,台-1页,台2,尺寸见设计图。3、防潮层:新02J01-潮-1-潮1,低室内地面60mm。4、外窗口:地下室外墙窗和一层窗、阳台及雨棚上方设防盗栅,详新02J3,67页。外门、窗框与墙体之间的缝隙菜用硬泡聚氨酯发泡剂、聚氯乙烯泡沫塑料等软质保温材料封堵。5、保温墙100mm厚EPS板:勒脚详新06J108-41页-2大样,一至六层240mm外墙面,采用EPS板薄抹灰系统,做法详新06J108A-1,窗口详新06J108-45页,雨棚详06J108-44页-2大样,女儿墙详新06J108-42页-1大样,变形缝详新06J108-53页-1大样,外悬挑构件保温做法详06J108。EPS板容重为18-22kg/m3。 6、立面装修:地下室外墙刷综灰色乳胶漆,一至六层前后墙刷淡紫色乳胶漆,一至五层山墙刷浅黄色乳胶漆、六层刷淡蓝色乳胶漆。具体见立面图。1.2.2、室内工程:1、地下室库房地面详新02J01-地-1-地2,其余地面详新02J01-地-1-地1。2、楼面:楼梯间楼面做法详新02J01-楼-1-楼2;卫生间、过厅楼面做法详新02J01-楼-12-楼41,保护层拉毛二次装修处理;卫生间楼面低于地面20;其余楼面均详02J01-楼-12-楼41,面层按30厚控制,细石砼拉毛;厨房楼面在排水立管两边方向做宽500,沿墙边上浇240高SBS120防水卷材,上抹1:2.5水泥砂浆20保护层。3、墙面:1)地下室走道及房间为清水墙1:2水泥砂浆勾凹缝,门窗套为1:3水泥砂浆抹面,套宽30;2)卫生间、厨房间墙面做法为20厚1:3水泥砂浆打底扫毛,面层二次装修处理;3)楼梯间墙面抹18厚M15混合砂浆,刮白水泥腻子两遍,刷白色内墙涂料,设150高踢脚线,踢脚用30厚1:3水泥砂浆抹面涂刷水泥色二遍;4)其它房间墙面均详新02J01-内-1页-内2,面层刷107胶改为刮白色腻子两遍。4、顶棚:地下室顶板详新06J108-59-1;±000以上各房间顶棚详新02J01-棚-1-棚1,面层改为刮白腻子二遍。5、窗台板及窗帘盒均不设。6、楼梯栏杆扶手参见新02J6-12,扶手采用为D40钢管制作,每个踏步设20钢管,刷红色油漆,油漆做法详新02J01-油-6-油26;扶手高900,水平段长度大于500的栏杆高1050,楼梯踏步阳角包2.5×2.5的角钢。1.2.3、门窗:1、地下室钢制门刷淡青色调和油漆两遍,单元电子对讲门花色甲方指定样品。2、塑钢门窗为60系列节能型窗框,玻璃为4+12+4厚浮法中空玻璃3、平开窗均为内开,所有带亮子的窗,亮子均安装于下部。4、单樘窗尺寸大于2100×1800时,钢衬厚须2.0(增强型)。5、门窗及数量须在订货前根据工程主体复核。6、地下室和一层窗均安装防盗栏杆。1.2.4、屋面工程:1、屋面做法:钢筋砼屋面板上刷热沥青马蹄脂一道;上铺140厚聚苯板保温,分两层错缝铺设;1:8水泥珍珠岩找坡2%,最薄处30厚;40厚的C20细石砼找平层;4厚SBS改性沥青防水卷材,上附页岩。2、透气管出屋面构造详新02J2-35-2。3、为保证质量,屋面工程对找坡层、找平层、隔气层、保温层、防水层应分项验收。1.2.5、其它:1、屋面上人孔处应加五金构件、配锁。2、突出墙面的腰线、檐板、窗台上部应做大于3%的向外排水坡,并应做滴水槽,做法详新06J108-45-A。3、管道穿楼板时预埋套管,套管应高出楼地面50,管道与套管间用沥青麻丝填实严密。4、户门采用有防盗功能的产品,必须符合GB17565-2007防盗安全门通用技术条件的标准,并由甲方研究选定。5、所有露明铁件均刷防锈漆两道,所有室内木砖均做防腐处理。6、卫生间楼板四周除门洞外需做于墙同宽,高240的C20细石砼翻边方可砌砖。7、卫生间洁具用户自理。8、建筑物山墙立面上设醒目的标志,楼梯入口设单元标志,楼层设楼层标志,甲方自定。9、地下室防水做法选用新02J8-9页,22、24大样,卷材防水构造参见新02J8-20页-6大样,卷材防水层转角构造参见02J8-21页-4大样。1.3结构设计内容1.3.1、抗震设防标准和承载力特征值:1、本工程的抗震设防烈度为6度,设计基本地震加速度值为0.05g,抗震设防类别为丙类。2、地基承载力特征值为150Kpa,场地类别为类。3、地基基础设计等级为丙级。4、结构安全等级为二级。1.3.2、材料:1、混凝土:条形基础为C25,外露构件采用C25,其余均为C20。2、钢筋:表示HPB235级钢筋、表示HRB335级钢筋、表示CRB550型级钢筋。3、焊条:HPB235级钢筋采用E43系列焊条;HRB335级钢筋采用E50系列焊条。4、砌体:±0.000以下为M10水泥砂浆砌MU15烧结粘土砖,一、二层为M10混合砂浆砌MU10烧结粘土砖,三至五层为M7.5混合砂浆砌MU10烧结粘土砖、六层为M5.0混合砂浆砌MU10烧结粘土砖。1.3.3、主要施工要求:1、所有基础均应置于未扰动的细砂层上。2、基槽、基坑的开挖以及基础施工过程中,如发现基底遇有井坑、墓穴、杂填层,人防地道等特殊情况时,应通知地勘人员做相应处理后方可施工。3、受拉钢筋的锚固长度和搭接长度分别不应小于250和300,且不应小于规范标准。4、受压钢筋的锚固长度和搭接长度均不应小于受拉钢筋的0.7倍,且不应小于200。5、砌体的施工质量控制等级不应低于B级。6、钢筋砼保护层厚度:现浇梁、柱为30,现浇板为20,外露构件均增加5。7、结构专业施工过程中应与建筑、设备、电气等专业密切配合,认真做好预埋预留等工作。1.3.4、本工程结构设计施工图纸中所标注的尺寸单位均为毫米,标高均为相核高程,单位为米。1.3.5、本工程的设计使用年限为50年,未经鉴定和设计许可不得改变结构用途和环境。1.3.6、其它:1、基础平面布置图中所有构造柱纵筋锚入砼基础内,构造柱纵筋的锚固与搭接参见新06J605-1图集,基础放坡大样和基础留洞大样详新06G811图集。2、管沟、盖板做法参见新06G306图集。3、竖向防潮层为:所在墙体在自然地面以下与回填土接触处,抹20厚1:2水泥砂浆;水平防潮层为所有墙体在地下室地面和室外地面下60mm标高处设置,涛法同竖向防潮层。4、凡未注明者,现浇板及基础留洞详见相应设施及建施图。5、预制构件相遇或其与现浇构件相交在一起时,预制改为现浇。6、未注明的现浇板负筋分布筋均为6200。7、现浇板板底钢筋,平行于等边者布置于下排,平行于长边者布置于上排。8、现浇板的支承长度为同墙厚,在外墙和楼梯间处现浇板支座筋相应加长。9、构造柱与墙体、圈梁、现浇板的拉结及后砌墙与墙、柱、梁、楼板的拉结做法参见新06G605-1图集。10、结构平面图中,凡未注明现浇板板厚均为h=100mm;卫生间板顶标高为H-0.150,其余为注明楼层板顶标高为H-0.120,屋面板顶不降标高;H为相应楼层建筑标高。11、未注明现浇梁梁顶标高同相应现浇板板顶标高。12、门、窗过梁选自新06G312图集,过梁与混凝土柱整浇时详结施02图一;凡未注明者,370墙为KGLA37*-3,240墙为SGLA24*3,120隔墙为SGLA12*-0,*为洞口宽度。13、配电箱、消火栓箱处过梁为SGLA#*-3(#为墙厚,*为洞宽),其两侧设边框,做法新06G605-1图集33页。14、未注明现浇梁箍筋间距,在梁端1.5倍梁高(不小于500mm)范围内箍筋加密,加密区间距为100,非加密区间距为200。15、女儿墙构造柱及其压顶做法见新06G605-1图集17-21页,构造柱间距小于等于2100,房屋转角及凹凸处必须设置。16、一层和顶层墙体门窗洞口处防裂缝做法详见新06G605-1图集31,32页。17、顶层端部二个开间的内纵墙及屋盖有挑梁的横墙上,沿顶层全高设26120通长钢筋,竖向间距180mm,当与现浇钢筋混凝土过梁相遇时,锚入过梁内长度不小于180mm,遇构造柱时锚入构造柱中,遇门洞处到洞口边。18、现浇楼盖,一至五层现浇板设板边加筋,估法详新06G605-1图集15页。19、楼梯间四周墙体在每层楼层处设封闭圈梁(墙厚x200,412,6200)。20、地下室和顶层所有承重墙体设置板平圈梁(240×180,412,6250),做法详新06G605-1图集1214页。21、挑板的支座长度同墙宽。22、顶层楼梯间横墙与外墙应沿墙高每隔500设26通长钢筋。23、2000<洞宽<2400,洞口两侧设边梃,做法详新06G605-1图集33页。24、外墙尽端至洞边距离<1000,该洞侧设边梃,做法详新06G605-1图集33页。25、基础与土接触部分,表面涂冷底子油两遍,沥青胶泥两遍。1.4水暖设计内容1.4.1、本工程采暖系统为地暖,供暖系统采用低温水供热,供水温度55,回水温度45。采暖室外设计温度为-27,室内客厅及卧室计算温度为20,厨房为18,地板表面温度为24-29。1.4.2、采暖供回水主管道采用焊接钢管,管道、管件除锈后刷底漆两道,地下室内管道及楼梯间内采暖立管需保温采用30厚复合硅酸盐,外缠玻璃丝布两道,刷白色调和漆两道,采暖立管采用焊接钢管,焊接外刷白色调和漆两道,连接集分水器支管采用铝塑管。1.4.3、物业房与楼梯间内散热器装放气考克一个,散热器选用内腔无砂散热器。1.4.4、加热盘管全部采用DN20交联聚乙烯PEX管,盘管距墙边均为200的安全距离,集分水器采用铜质材料,地面做法按地面辐射供暖技术规程施工。1.4.5、地面应在沿墙、过门洞处及长度大于4米设置膨胀缝,宽度为5-8,当加热盘管穿过膨胀缝时,墙体及盘管与集分水器连接处均应设柔性套管。1.4.6、敷设保温层地面必须平整不允许有砂石、碎块等杂物,保温板厚度为30,密度大于20KG/M3。1.4.7、系统安装应严格按照地面辐射供暖技术规程JGJ142-2004/J365-2004系统安装规程进行施工、试压,分级验收。1.4.8、加热盘管弯曲半径不小于6-8倍管直径,施工时当弯曲半径不能满足要求处应采用适当的办法处理。1.4.9、系统安装详见图集新02N1/02N3/02N4,安装完毕后先冲洗后试压,水压实验P=0.6MPa。1.4.10、热计量表管道井内安装和表箱内安装详见图集新02N1第13、15、21页。1.5、给排水说明1.5.1、本工程给水量G1=2.67L/S,水压为0.259MPa;G2=2.97L/S,水压为0.283 MPa;G3=3.25L/S,水压为0.280 MPa.1.5.2、给水管道采用白色PP-R管,热熔连接,做水压实验P=0.6MPa,埋地管道采用铝塑复合管,给水入户管道穿外墙处做柔性防水套管,做法详见新02S2-29.1.5.3、排水管采用PVC-U螺旋低噪音排水管,胶粘连接;排水立管每层设伸缩节一个,管道铺设坡度均为0.026,做灌水试验;厨房伸缩节设置于水流汇合管之上,卫生间伸缩节设置于水流汇合管之下,排水管道在地下室及出户部分采用机制铸铁管,卡箍柔性接口,排水管道出户部分刷热沥青两道。1.5.4、排水立管伸顶通气管在顶层室内屋顶以下0.3米处,将管径放大一级,顶层检查口设置在距室内顶棚0.5米处。1.5.5、排水出户管道穿外墙处做防水套管,做法详见新02S1-142.1.5.6、楼梯间一、三、五层休息平台处设两具二公斤手提式干粉灭火器,型号MF/ABC2,库房设两具三公斤手提式干粉灭火器,型号MF/ABC3。1.5.7、设备安装施工时与其它专业相配合,所选管材必须huhe同采暖管。阀门采用截止阀,DN50采用闸阀,给水系统不做防腐处理,安装完毕后必须清除污染。1.5.2、埋地管段承插粘接(承压1.6MPa壁厚3),排水立管每层设,排水平管大于两米必须设,伸缩节间距不得大于4m,排水立管底部设支墩排水管明露部分刷瓷漆(白色)两道。1.5.3、生活给水系统以实验压力0.6MPa进行试压。1.5.4、排水系统安装完毕后应做闭水、通球实验。1.6电照设计内容1.6.1、设计依据1、上级部门批准的文件、甲方设计委托书及建筑专业提供的施工图;2、民用建筑电气设计规范JGJ162008;3、低压配电系统设计规范GB5005495;4、住宅设计规范GB500961999;5、有关专业提供的设计资料;6、国家建筑标准设计电气装置标准图集,建筑电气安装工程图集1.6.2、供电设计,本工程为三级负荷:本工程采用电压为220/380三相四线制供电,室外铠装电缆分两路直埋引入,室外埋深冰冻层以下,从散水外穿钢管沿地下室地坪暗敷引入总配电箱,再穿管暗敷至单元配电箱,分支线穿PC管沿墙、板暗敷,进户做法详新02D5第145页,进户方向仅为示意,具体位置由甲方定。1.6.3、接地设计保护接地:接地系统采用TN-C-S系统,接地装置利用结构基础内主筋和柱内主筋并加40×4的镀锌扁铁可靠焊接成接地网,做法详新02D12第2-61页,接地电阻不大于4欧姆,进户处N线在总箱内做重复接地。1.6.4、等电位设计在地下室总箱旁设等电位联结端子箱,正常不带电金属均做等电位联结,等电位联结做法见新02D12
