保安部主管职责一、 职责范围:保安部日常工作二、 职责项目:负责保安部日常运行三、 职责内容:1、 在管理处主任的领导下,全面负责现场保安部的各项管理工作。2、 彻执行物业管理公司的各项规章制度和指令,制定、落实安全保卫责任制及内部管理制度。3、 对全公司员工做好“四防”(防火、防盗、防破坏、防突发事件)的安全教育、宣传及监督工作。4、 任辖区内24小时的保安服务、日常管理工作的布署与实施、岗位及人员的协调。5、 责任大厦物品出入的管理,监督和管理大厦内公共设施、公共卫生的落实情况,发现问题及时与相关部门协调处理。6、 协助管理处主任维护辖区内的治安秩序,协助公安机关处理辖区内发生的事故、案件及查处三无人员、被通辑案犯等工作。抓好施工人员的日常管理工作。7、 抓好保安部员工的业务知识、礼节礼貌及服务方面的培训工作。8、 定期组织保安部实施军事训练、消防演习及处理各种突发事件程序的演练。9、 定期对辖区内的安全防范措施、消防设施及器材、交通路标、停车场设施进行检查与保养,及时提出整改意见。 10、 完善保安部的设施、装备,对监控中心设备及其它装备进行管理与保养,并抓好操作人员的培训工作,充分发挥技防作用。11、 保安部人员的招聘、培训、考核,优化组织结构;提出保安领班以上人员的任免及保安部员工的奖惩意见,经管理处主任决定后实施。12、 完成管理处主任或上级领导交给的其它工作;定期向管理处主任或办公室汇报 本部门工作情况,并提出合理化建议。13、 定期检查监控中心保安情况,保证监控中心内的所有硬件软件系统齐全,保证其正常运作。 广州z物业管理有限公司 时代z中心管理处 二00五年二月一日SD-BA-002保安部领班职责一、 职责范围:保安部本班日常工作。二、 职责项目:对本班保安日常工作进行指挥、监督及汇报。三、 职责内容: 1、 在现场保安部主管的领导下,全面负责本班各项管理工作。2、 带领本班队员,严格按岗位职责及操作流程的各项要求,认真 落实大厦的各项安全防范工作,确保大厦安全。3、 每天提前20分钟上班,与上一班做好交接工作,并做好当班工作计划。4、 主持班前会,布置当天工作重点及注意事项。5、 检查各岗位人员当值情况,按要求巡查大厦,及时纠正违章违纪。6、 主持班后会,讲评当日当值情况,就存在问题提出整改要求。7、 每周组织班务会,总结本周工作台情况,传达上级及有关部门领导的指示。8、 每月进行工作小结,并填写工作月报报主管、经理审阅。9、 针对班组工作实况,拟定队员培训计划,结合部门制定的培训计划,抓好队员的业务培训工作。10、认真做好本班队员的考勤工作,及时、准确地向上级汇报工作中遇到或发现的问题。11、完成管理处主任、保安部主管下达的各项任务。 广州z物业管理有限公司 时代z中心管理处 二00五年二月一日SD-BA-003 保安部领班交接班制度一、 交接班范围:大厦区域。二、 交接班项目:当班值班情况、注意事项及领班值班物品三、 交接班内容: 为树立良好的值班形象,规范领班的交接班,确保岗位物品的顺利交接,各领班应该做到: 1、 提前二十分钟,作好值班计划和岗位安排计划。2、 提前十五分钟在指定的位置组织班前会,列队点名,检查着装、仪容仪表是否达到接班要求,做好接班前的准备工作,安排本次值班的工作任务和注意事项。3、 接班领班到达指定的交接班场所后,双方进行交接班工作。交接的主要内容有:“值班物品(对讲机、巡逻用具、各类值班登记本)是否齐全完好、是否可以正常使用,查看值班记录,确定值班重点及上班遗留有待跟进的问题、大厦的各种消防设施设备是否符号要求、消防通道是否畅通,消防器材是否完好,安全疏散标志是否正确、醒目,有无消防隐患、检查停车场有无车辆乱停阻塞交通现象”等。4、 接班领班在检查物品是否完好、齐全的同时,如果发现问题,必须认真做好记录,及时知会当值领班,并汇报给部门主管,争取将问题在最短的时间内解决。5、 接班领班对大厦范围内检查无误后,必须在交接班本上签名后,开始上岗值班。如接班领班在接班时发现有问题的,应该及时知会当值领班,汇报给部门主管,并可以拒绝在交接班本上签名,出现之问题的所有责任由交班领班负责;如接班领班在接班时不认真检查随便就接班的,在交班领班离开岗位下班后才发现有问题的,责任由接班领班(当班领班)承担。6、 交班领班应提前二十分钟做好交班准备,如实将值班情况和在值班过程中所遇到的问题、跟进的情况、处理结果及需要跟进、协调的事项等内容填写在交班本上。7、 交班领班应将交接器材、公用物品整理好后如实进行移交,如:对讲机,警棍、钥匙、发票、停车场金额等8、 交班领班在接班领班对大厦区域巡察完毕无异,有权监督接班领班在交接班表上签名确认后交班领班方可离岗下班。如接班领班没有在交接班表上签名确认交班领班就离开岗位的,万一出现问题,虽然有接班领班在值班,但交班领班同样要承担50%的责任。9、 接班领班未安排人员准时到各岗位接班时,交班领班应该要求各岗位人员不得擅自离岗下班。同时及时联系接班领班安排人员接班,必要时知会到部门主管。10、 在接班领班还未安排人员接班的情况下,交班领班不得以任何理由通知各岗位人员擅自离岗下班,否则按私自离岗处理,如出现问题的必须由交班领班承担所有责任。11、 交班领班在交班后,主持班后会,讲评当日当值情况,表扬先进,指出不足,就存在问题提出整改要求,12、 在夜间交接班时动作、声音、对讲机等不能太大声,以免影客户的休息。 广州z物业管理有限公司 时代z中心管理处 二00五年二月一日 SD-BA-004保安部消防领班职责一、职责范围:大厦消防工作。二、职责项目:对大厦日常消防工作检查、管理及汇报。三、职责内容: 1、 在现场保安部主管的领导下,全面负责消防班各项管理工作。2、 带领本班队员,严格按岗位职责及操作流程的各项要求,认真 落实大厦的各项消防安全防范工作,确保大厦安全。3、 每天提前20分钟上班,做好当班工作计划。主持班前会、班后会,布置当天工作重点及注意事项,讲评当日当值情况,就存在问题提出整改要求。4、 坚决执行主管指令,带领全班人员依据各自职责,认真做好安全消防工作。5、 认真贯彻执行消防法规和上级有关消防工作的批示,开展防火宣传,普及消防知识,定期组织员工学习使用各种消防器材、消防知识的培训及火警处理程序的操作技能(每月学习、训练两次),做到“一灭火,二抢救,三疏散,四保护”。6、 每日检查、记录消防器材、设备设施、标识的完好情况及其位置、编号、数量等;检查防火通道,时刻保持畅通无阻;组织检查各装修单元的防火情况,发现隐患及时督促指导、限期改正;检查防火安全公约的履行情况,及时纠正消防违章和消除火险隐患,协助主管建立消防设备设施的台帐,完善各项消防制度,规范管理。7、 每周组织班务会,总结本周工作台情况,传达上级及有关部门领导的指示,每月进行工作小结,并填写工作月报报主管审阅。8、 熟悉义务消防员各班组职责、任务、工作要求、考核标准、掌握大厦内的安全消防工作规律及特点,加强重点部位的安全消防防范,针对班组工作实况,拟定队员培训计划,结合部门制定的培训计划,抓好队员的业务培训工作。9、 做好消防器材设备的清洁、保养工作,保持整洁干净,确保消防器材设备装置处于良好状态。10、 协助主管制定消防演练计划、组织消防演习实施。11、 完成管理处主任、保安部主管下达的各项任务。 广州z物业管理有限公司 时代z中心管理处 二00五年二月一日 SD-BA-005巡逻岗职责一、职责范围:大厦范围内二、职责项目:对大厦整体进行巡察、收集住户意见或建议、配合岗位工作三、职责内容:1、 提前做好交接准备,按时交接班,着装要求统一、整洁。2、 接班时检查巡逻用具是否齐全、完好、是否可以正常使用,查看上班巡逻记录,确定巡逻重点及上班遗留有待跟进问题。3、 对讲机交接必须认真检查各部位和通话功能是否完好正常,并认真登记。4、 熟悉大厦楼宇的结构、单元户数、各种消防设施设备的分布位置。5、 巡察时,坚持勤走、勤查、勤问,发现可疑人员及时进行盘查,发现可疑情况及时与领班取得联系或报上级。6、 巡逻时注意大厦卫生和公用设施及绿地等情况,发现违章和受损示及时进行处理和报告,礼貌地制止可户、外来人员和施工单位人员的违章行为。7、 巡逻时检查各路口、消防通道是否畅通,消防器材是否完好,安全疏散标志是否正确、醒目,有无消防隐患。污水井、排水管是否有堵塞、冒水现象。路灯、井盖公共设施是否完好。8、 检查装修单元是否按许可证内容装修,有无违规,有无摆放消防器材在现场,明火作业时有无申请许可证。发现违规及时纠正并记录。9、 配合领班及时解决其他岗位值班人员工作中的遇到问题。10、完成管理处主任、部门主管及领班交办的各项事务。 广州z物业管理有限公司 时代z中心管理处 二00五年二月一日SD-BA-006巡逻岗值班人员交接班制度一、交接班范围:大厦范围内二、交接班项目:岗位的值班情况及物品三、交接班内容:为树立良好的值班形象,规范巡逻人员的交接班,确保岗位物品的顺利交接,各值班人员应该做到: 1、 接班巡逻员应提前十五分钟按规定着装及佩带执勤用具,在指定的位置由领班组织班前会,列队点名,检查着装、仪容仪表是否达到接班要求,做好接班准备工作,接受领班安排的当班工作任务和注意事项。在接班后一小时内不得上洗手间、饮水、加(脱)衣服等影响正常值班的行为。2、 接班巡逻员到达岗位后,双方进行交接班工作。交接的主要内容有:“值班物品(对讲机、巡逻用具、各类值班登记本)是否齐全完好、是否可以正常使用,查看上班巡逻记录,确定巡逻重点及上班遗留有待跟进的问题、大厦的各种消防设施设备是否符号要求、各路口、消防通道是否畅通,消防器材是否完好,安全疏散标志是否正确、醒目,有无消防隐患。污水井、排水管是否有堵塞、冒水现象。路灯、井盖公共设施是否完好、电梯是否可以正常运行、有无需要跟进的事项”等。3、 接班人员在检查物品是否完好、齐全的同时,如果发现问题,必须认真做好记录,及时向领班做出汇报,争取将问题在最短的时间内解决。4、 接班人员对本次当班的岗位范围内检查无误后,必须在交接班本上签名后,开始上岗值班。如接班人员在接班时发现有问题的,应该及时汇报领班,并可以拒绝在交接班本上签名,出现之问题的所有责任由交班人员负责;如接班人员在接班时不认真检查随便就接班的,在交班人员离开岗位下班后才发现有问题的,责任由接班人员(当班人员)承担。5、 交班人员应提前十分钟做好交班准备,如实将值班情况和在值班过程中所遇到的问题、跟进的情况、处理结果及需要跟进的事项等内容填写在交班表上。6、 交班人员应将交接器材、公用物品整理好后如实进行移交,如:对讲机,警棍、钥匙等7、 交班人员在接班人员对辖区域巡察完毕无异,必须监督接班人员在交接班表上签名确认后交班人员方可离岗下班。如接班人员没有在交接班表上签名确认交班人员就离开岗位的,万一出现问题,虽然有接班人员在值班,但交班人员同样要承担50%的责任。8、 接班人未到岗接班时,交班人员不得擅自离岗下班。若接班人员未按时接班,交班人员应报告当值领班,等领班派人接替后方可离岗,否则按私自离岗处理,如出现问题的必须承担所有责任。9、 在夜间交接班时动作、声音、对讲机等不能太大声,以免影客户的休息。 广州z物业管理有限公司 时代z中心管理处 二00五年二月一日SD-BA-007监控中心岗位职责一、 职责范围:保安部监控中心二、 职责项目:管理闭路监控和消防系统,保存重要录像带三、 职责内容:1、 提前做好上班前的准备工作,按时接班,着装要求统一、整齐。2、 接班时首先检查值班物品、器械是否齐全完好,对讲机、监控系统等交接时必须认真检查各部件和功能是否完好并认真做好记录。3、 监控中心实行专人轮班制度,值班员不得随意离开监控室,除工作所需或领班级以上工作人员其他非消防专值人员禁止进入监控室。4、 定期定时检查消防、监视系统是否正常,发现故障、及时排除或上报请修。5、 消防专职值班员或维修班人员负责对大厦消防设施进行管理、保养、维 修。6、 监控中心的电话属专用报警电话,任何人不得私人占用、影响消防联络。7、 控制中心内所配有灭火器材、消防扳手、消防斧、消防头盔等消防器具摆 放整齐有序,熟记各种救灾、抢险工作流程。8、 消防员要熟悉掌握消防设备的使用性能及各种事故或灾情的处理流程, 保证救灾过程及时、迅速、有效。9、 按要求对监控目标执行二十四小时录相,对监控器周边的突发事件必须及时跟进录制,所有监视录相带未经部门主管及上级部门同意,不得随意翻看录相内容及转借他人。10、保存好消防值班记录和交接班手续,妥善处理消防报警及投诉。11、按时交接班,对值班记录及上班遗留问题、设备状况、事故处理、通讯器材及各处钥匙交接清楚,接班人未到岗时值班人员不可擅自离岗。12、不准在监控中心抽烟、睡觉、看报、打私人电话,当值期间密切注意监视器,严禁存放易燃易爆等危险品,杜决一切火种。13、监控室严禁收、录、放电台节目及与工作无关的音乐、录像带。14、保持监控室卫生,各种设施要干净整齐,标志清楚。
